Real Estate

Asset-backed real estate investment

For a real estate transaction, we test the asset’s demand, valuation, cost, timing, debt capacity and exit assumptions.

Our role in the sector

Urbanisation, diaspora remittances and a young population underpin real demand across residential, commercial and logistics assets — with the asset-backed security profile that lenders favour.

We structure development and income-producing real estate transactions, arranging senior debt, mezzanine and equity against clear valuation and cash-flow fundamentals.

We may consider an investment only after the project and risks have been independently assessed.

Technical development, construction and operation remain with the responsible parties.

Where another group company is the operating specialist, ERAM Invest’s role remains limited to investment, financing, capital structuring, advisory and transaction support — operational execution stays with the relevant specialist.

Frequently Asked Questions

Frequently asked questions

What loan-to-cost can a development achieve?

Regionally, senior debt commonly funds 50–65% of total development cost, with the balance from equity and, where appropriate, mezzanine. Pre-sales, pre-lets and sponsor track record move the number more than the asset class does.

Do you finance land acquisition?

Sometimes, though land finance is the hardest stage to fund conventionally. Clean title, zoning certainty and a credible development plan are prerequisites; structures often combine sponsor equity with bridge or private credit.

Which asset classes do you cover?

Residential, commercial and office, logistics and industrial parks, hospitality, healthcare facilities and mixed-use schemes — subject to demand, planning and title analysis.

Do you invest your own capital in real estate?

Yes, selectively, where the asset is well-located, the sponsor is credible and returns justify participation — typically through project-level SPVs.
